Complex Challenges in a Multi-Zone Layout

A space within an aging building, unused for nearly 15 years, was completely transformed into a vibrant, modern office.Within a 10-story non-traditional office building, the Taiwan Cement Group will plan new office space for its newly established business units, relocating two new divisions to the new building.

The top floor, spanning approximately 330 square meters—had been vacant for close to 15 years. The existing layout was unsuitable for office use, and prolonged idleness necessitated the replacement of numerous structural and mechanical systems. The project demanded extensive engineering, from initial spatial assessment and remediation to complete layout redesign.

Old Building Renewal: AURORA's Spatial Transformation Expertise

Challenges included: Age of the structure, prolonged vacancy, rooftop location, non-standard original layout, and tight construction timeline.

  • Challenge 1: Long-term disuse resulting in exposed structural rebar in columns and walls.
  • Challenge 2: Aging rooftop structure requiring immediate waterproofing renewal.
  • Challenge 3: Compliance with new building and fire safety regulations.
  • Challenge 4: Water seepage and structural wear from prolonged wind exposure and western sun on facade windows.
  • Challenge 5: Non-office layout necessitating full redesign of piping, electrical conduits, and restrooms.
  • Challenge 6: Low floor height requiring design solutions to mitigate spatial compression.

The top-floor area was not initially configured for standard office use, necessitating a full demolition and redesign. Due to prolonged vacancy, the interior suffered from aging, chronic water seepage, and exposed structural rebar in columns and walls—all demanding intensive remediation.

Furthermore, the aging structure required complex alignment with new building codes, involving interconnected issues related to fire safety and evacuation routes. The AURORA team was required to identify the optimal location for egress windows and address related issues on other floors to ensure full regulatory compliance.

These structural and regulatory obstacles represent challenges rarely encountered in typical office fit-out projects. Additionally, the facades suffered extensive deterioration from prolonged wind exposure and western sun, requiring comprehensive redesign and replacement. Following thorough on-site inspections and assessments of the existing structure, AURORA prioritized masonry and waterproofing works, recognizing the critical urgency of these foundational elements.

The French windows, degraded by prolonged wind and western sun exposure, had caused internal wall seepage, paint damage, and frame aging. AURORA addressed this by applying high-quality thermal film and installing window treatments, alongside reinforcing the waterproofing system. This proactive approach solved both existing issues and mitigated potential future failures, drastically reducing the risk of costly rework.

AURORA Reimagines the Architectural Legacy

The space formerly occupied by the elevator lobby was transformed into a clean, inviting reception and meeting area.

The project faced an extremely tight deadline—a common constraint in renovation. Given TCC's recent corporate identity adjustments and the launch of new ventures, this project marked a significant corporate milestone. Undertaking this project, AURORA successfully demonstrated its comprehensive interior renovation integration capabilities under significant time pressure. This accomplishment solidified our reputation as a leader in the industry for meticulous execution and adherence to strict project schedules.

Optimized Spatial Utilization for a Superior Work Environment

The office design and interior fit-out were executed to align with the distinct corporate identity. Elements including floors, walls, ceilings, conference rooms, surface materials, and overall design style seamlessly extend the aesthetic of the original TCC Building.

For the flooring, materials matching the specifications and material aesthetics of the main TCC corporate building were custom-sourced, ensuring aesthetic continuity between the two office locations. Furthermore, high-grade office furnishings were selected to deliver an enhanced user experience for employees.

Given the top floor’s smaller footprint and lower ceiling height compared to other levels in the building, the AURORA team utilized specialized interior design techniques and thoughtful lighting schemes to mitigate the sense of spatial compression for users. The area directly at the elevator entrance was strategically designed as a welcoming main conference room, featuring transparent glass partitions that allow visual penetration while delineating the two separate business units.

Ultimately, this complex transformation delivered a brand-new office space for approximately $\text{50}$ employees in just seven weeks.

Overcoming Hardware Constraints: Forging a Focal Point

Renovating a long-term vacant space presents unique challenges rarely encountered in typical office fit-out projects. Consequently, AURORA's interior construction scope was significantly more in-depth than that of a standard project.

This scope included the conversion of outdated functional areas into viable workspaces, the management and removal of large, non-standard furnishings, and the complete overhaul of piping, electrical conduits, and restroom facilities.
